Dallas Design District Multifamily Properties

PM Realty Group’s recent ground breaking on 1400 Hi Line, a 23-story, mixed-use project, has further proved the Dallas Design District’s status as an emerging multi-family development hotspot. In a recent article from GlobeSt.com, Will Balthrope, a senior director with the Balthrope Group of Institutional Property Advisors, a Marcus & Millichap Co. was quoted saying:

“Of all the submarkets in Dallas to invest in, many institutional apartment investors believe the Dallas Design District has the most upside for potential rent growth in the future. It is truly an up-and-coming, urban infill location.”

Maria's New & Improved "Blue Box"

At PegasusAblon, we like to think our success is kind of a big deal, but it is nothing compared to Maria’s.

Maria lives in Pedro Brand in the Dominican Republic. Not long ago she supported her family by selling gum, candy and odds and ends from a blue box by the side of the road. These days, thanks to a series of six-month micro-loans from Esperanza International, Maria’s roadside blue box has grown into a colmado, (her community’s equivalent of a 7-11) and her standard of living rises daily. Maria is setting a very impressive pace!

I just returned from the Dominican Republic and Haiti, where Esperanza International is hard at work with local communities and international partners to build a middle class—through a powerful blend of micro-finance, early childhood education, health care, clean water and better housing.

Now, thanks to the help micro-loans from Esperanza Interantional, Maria has a much bigger blue box to sell from.

The results are amazing, and I believe our collective efforts will transform the island in my lifetime!

I am grateful PegasusAblon views my frequent volunteer travel to the Dominican Republic as a part of our firm’s core commitment to give back to the broader community. And I am glad that locally, PegasusAblon supports organizations like Buckner International and Chiapas International who partner in Esperanza’s big dream!

During this holiday season, may we all find joy in the privilege of being a part of something bigger than ourselves.

When the clock strikes midnight and we commence 2011, the topic of discussion remains: Where are we, where are we going, what is different in real estate? The short answer? I don’t know exactly where we are, but I do have the sense that we are going to be here for awhile longer.

De-leveraging is an excruciatingly slow process, and, if pressed to make a guess, I would say we are half way there — wherever that might be. By pure origination analytics, we should be humping the curve of the debt actuary chart in two-and-a-half to three-and-a-half years. That is, until you incorporate the kick-the-can extensions.

The downside risks are so broadly discussed, let’s just assume we all know them and talk upside. As slow as it might feel, the economy is healing faster than the real estate leveraging resolution, so there remains the hope that a continually healing economy and in-migration will start to provide some bottom-up support to the real estate market in DFW.

If this is the case, real estate in general might find itself in a recovery mode sooner than the statistical answer might indicate.

What does all this mean for PegasusAblon? Our focus in 2011 will be remarkably similar to the 2010 plan with one sole exception: We have a stronger team and broader reach. Though the four deals we closed in 2010 were all very exciting, we hope to grow and leverage this success for an even stronger 2011.

This May, the first of three planned restaurants in PegasusAblon’s Lower Oak Lawn development opened for business. The Meddlesome Moth, a new concept by veteran Dallas restaurateur Shannon Wynne and partner Keith Schlabs, has been hailed a true gastro-pub by the Dallas Morning News. Their exotic menu, crafted by Chef Chad Kelly, and extensive beer selection have received critical acclaim, and the restaurant has been named in D Magazine’s December 2010 issue as one of the Best New Restaurants in Dallas.

The Moth’s new home, located at the corner of Oak Lawn Avenue and Hi Line Drive, was formerly an Ann Sacks tile showroom. (And the PegasusAblon Marketing Center!) The restaurant has added a new dimension of vibrancy and nightlife to the Dallas Design District neighborhood.

PegasusAblon - Dallas Business Journal Best Places to Work Luncheon 2010

Each year the Dallas Business Journal awards outstanding companies in the DFW area with the prestigious “Best Places to Work” designation. Winning companies are selected based on the results of employee survey which are then matched again national best practice scores for their category.

This year PegasusAblon took first place in the Small Companies category, which represents businesses in all industries across North Texas with 10 to 50 employees. Furthermore, PegasusAblon Properties received an overall score of 99.87% — higher than any company of any size in the competition.

Design was the focus of the May edition of FD Luxe, and the Dallas Design District was certainly the star. The ten-page feature on Dallas’s Lower Oak Lawn neighborhood highlighted several of PegasusAblon’s properties, including Decorative Center Dallas, the Dallas Design Center, and The Meddlesome Moth, the area’s newest restaurant tenant. The issue also included a dual page spread on the area’s new multifamily market.
